Existing Drawings vs. Installed Conditions: What to Verify Before a Brownfield Modification
Existing drawings remain valuable, but the current project should identify which installed conditions and interfaces need field verification.

Existing drawings can be essential to a brownfield project.
They may record equipment identification, design relationships, line information, nominal dimensions, materials, specifications and details that cannot be recovered from a surface scan.
They are also records created for a particular purpose and date.
Before a modification depends on them, the project should determine which current installed conditions need to be verified.
Drawings and field capture answer different questions
An existing drawing may help answer:
- what was designed or documented;
- how equipment and systems were identified;
- what nominal sizes, materials or specifications were recorded;
- which details were important to the original document; and
- what design relationships may need to be investigated.
Current field information may help answer:
- what visible geometry was present on the capture date;
- where accessible equipment, piping, structure and obstructions are located;
- how visible interfaces relate in a shared spatial reference; and
- whether selected visible conditions align with the available record.
Neither source should be asked to prove what it cannot establish.
A surface scan does not reveal every hidden condition or recover original design intent. A drawing does not automatically verify that every later field change was captured in the record set.
Begin with document context
Before comparing a drawing with the field, review what the document actually represents.
Look for:
- title, document number and revision;
- issue purpose and status;
- dates and revision history;
- units, scale and coordinate references;
- survey, design or as-built notation;
- discipline and area boundaries;
- referenced details, schedules and specifications; and
- known markups or later change records.
The label “as-built” is useful context, but it is not a substitute for identifying the current interfaces on which a new modification will depend.
Verify the interfaces that control the new work
The project does not necessarily need every object in the area re-created.
Focus verification on the conditions that affect the current decision, such as:
- equipment position, orientation and mounting interfaces;
- connection locations and accessible face orientations;
- base, foundation or support geometry;
- nearby piping, steel, cable tray and other obstructions;
- access, removal and maintenance clearances;
- reference elevations, centre lines or grid relationships; and
- features that will be fabricated before installation.
If an interface is hidden, inaccessible or operating in a condition that changes its position, that limitation should be documented rather than silently resolved in the model.
Treat differences as questions to resolve
When a drawing and current field information do not align, several explanations may be possible:
- the installation changed after the drawing was issued;
- the document reflects design intent rather than installed condition;
- the field feature is temporary, operating or deformed;
- the drawing uses a different reference, unit or coordinate basis;
- the captured surface is incomplete or obstructed;
- the model contains fitted or simplified geometry; or
- one of the sources has been interpreted incorrectly.
The visible difference is a prompt for review. It does not, by itself, establish which source is correct for every project question.
Build a traceable existing-condition basis
A practical handoff should let the receiving team understand where each important condition came from.
For critical interfaces, record:
- the controlling drawing or record reviewed;
- the field-capture date and reference basis;
- whether the condition was directly visible;
- whether geometry was measured, fitted, simplified or inferred;
- any supplementary field check;
- unresolved differences or assumptions; and
- conditions requiring later confirmation.
This can be handled through model notes, drawing annotations, a verification register or another agreed project record.
Use the strengths of both sources
The useful approach is rarely “drawings or reality capture.”
It is often:
- use controlled drawings and specifications for recorded design context;
- use current field capture for the visible installed relationships needed by the modification;
- use targeted measurements for decision-critical features that need them;
- use inspection or other methods for conditions a surface scan cannot establish; and
- document how those sources were reconciled in the final handoff.
The takeaway
Do not discard the existing drawings, and do not ask them to verify the present installation on their own.
Identify the interfaces the modification depends on. Review the available records, capture the relevant visible conditions, resolve material differences and document what remains uncertain.
